Booking Policies

The following Booking Policies should be reviewed in conjunction with our Terms of Use, Privacy Policy, and Cookie Policy.

Rate Disclosure

Rates are quoted and published on the PVR Luxury Rentals (PVRLR) website in United States Dollars (USD). Taxes are not included in the nightly rate but are added to the final booking total. Rates and totals within the booking confirmation email is final.

Rates on the PVRLR website are determined by individual property owners and are subject to change. Guests will not be charged for an increase in rates after a booking confirmation email is received. Guests will not receive a credit for a decrease in rates after a booking confirmation email is received.

In the unlikely event of an error made by PVRLR when generating a quote or sending a booking confirmation, the applicable rate will be changed to reflect the correct information. Upon determination of an incorrect rate, a booking confirmation update will be sent listing the correct amount with notes explaining previously incorrect information.

Rules and Regulations

  • All properties represented by PVRLR are non-smoking, including all verandas, terraces, and outdoor spaces attached to or part of a vacation rental. If smoking takes place inside the property, guests will be obligated to pay a fine and extra cleaning fee, and may be asked to leave the property.
  • Guests shall not remove any items from the property, such as kitchen appliances, glassware, or furniture.
  • The use and enjoyment of the property does not include illegal activities, such as the use of illegal drugs, prostitution, selling of goods (illegal or otherwise), or human trafficking. Activities that violate the laws of Mexico are strictly prohibited.
  • Excessive noise that may impact neighbors is strictly prohibited per local building rules and regulations established by individual property owners.
  • Guests and visitors are responsible to adhere to the rules, regulations, and policies of PVRLR and the policies of individual properties. Guests or visitors who fail to obey rules, regulations, or policies will be asked to vacate the property without right to refund.

Guests and Visitors

The number of guests stipulated within the booking confirmation email is the maximum number permitted to occupy the property. If more guests arrive than stated in the booking confirmation email, the additional guests may be denied occupancy. In the event that extra guests are allowed to occupy the property, an additional charge will be required. The additional charge is determined by the individual property owner and applicable building rules and regulations.

For security purposes, contact information for all guests must be provided to PVRLR prior to check-in. Please note that every property is different and may have different policies for visitors. These policies include, but are not limited to, the number of visitors, age of visitors, hours of visitation, and use of common areas. Guests should review any and all policies for the property prior to booking or check-in.

Individual Property Policies

Policies specific to a particular vacation rental can be found on the on the PVRLR website. In the event that a property has policies that differ from those of PVRLR, the policies of the individual property will apply. This stipulation applies to and includes the property’s damage deposit requirements, rules of the property’s complex, visitor policies, pet policies, common area policies, and policies involving vacation rentals at the property’s complex.

Guests are responsible to abide by the policies of any property. Individual property policies take precedence over PVRLR general policies. PVRLR or property owners or their representatives are not liable for any guest who does not respect the policies of the vacation rental property. Actions or behaviour that violate individual property policies or the policiers herein may result in eviction from the vacation rental without refund and without prejudice against PVRLR or property owners or their representatives. The requirement to know and adhere to all policies, rules, and regulations is the responsibility of guests.

PVRLR or property owners or their representatives shall not be held liable for changes to property amendments, policies, rules, or regulations that take place after a booking confirmation. Building and individual property policies are subject to change. If a guest wishes to cancel a booking due to a change in policy, the relevant cancellation policy will apply.

Guests may contact PVRLR to obtain a copy of the policies for any property listed on the PVRLR website.

Construction

Due to Puerto Vallarta’s constant investment and growth, upgrades and renovations, including the interruption of public services such as hydro, water, or sewer, or the closure of building common areas for upgrades or repairs, although uncommon, may happen while guests are occupying a vacation rental. These circumstances may be caused by the actions of neighbors or unforeseen events in the surrounding area, most notably construction. PVRLR or property owners or their representatives are not liable for any disturbance or inconvenience that guests may experience while occupying a vacation rental.

Guest Responsibility

PVRLR or property owners or their representatives are not liable for damage caused to the vacation rental by guests or their visitors. Guests are fully responsible for reimbursing the costs associated with any and all damages. Damages include, but are not limited to, those deemed to be avoidable or preventable, caused by not following the instructions or operational guidelines of any item, appliance, electronics, or mechanical system in the property. Guests are responsible for obtaining information relating to the operation of any item within the property.

Responsibility

All information provided by PVRLR, while deemed true and reliable, is not guaranteed. Changes in household décor, items, or inventory may occur from time to time, and such changes will not void or alter the terms of the booking confirmation or the policies herein.

Legal Disclaimer

PVRLR or property owners or their representatives shall not be held liable for any injury, loss, illness, or damage to any person or property of persons occupying a vacation rental. The rights, if any, of any person occupying a vacation rental to seek recourse against the property owner or PVRLR for any injury to the person or property of the person shall be governed by the laws of Mexico and determined exclusively by the courts of Mexico having proper jurisdiction.

Right to Enter

PVRLR is obligated to enter the vacation rental at times to clean the property, check for safety, and verify proper functioning of environmental systems. PVRLR reserves the right to enter the vacation rental for reasonable purposes, including emergencies, housekeeping, gardening, or maintenance, or to verify that the property, its furnishings, and mechanical equipment are intact, or to address or prevent a violation of the policies herein.

In the event of suspected illegal activity, PVRLR reserves the right to summon law enforcement to aid in eviction. The right to privacy ends when any policy herein or law is violated. Law enforcement will be granted immediate access to a vacation rental in the case of evictions.

Personal and Monetary Belongings

Each vacation rental is provided with an electronic safe for the purpose of storing and securing personal belongings, such as jewelry, paperwork, passports, IDs, or cash. Personal belongings of value should never be left unattended and should always be stored in the provided electronic safe. PVRLR or property owners or their representatives are not liable for the loss of any personal items due to the planned or unplanned entry of the property owner, PVRLR staff, or building administration personnel.

PVRLR or property owners or their representatives are not liable for the breaking and entering of any vacation rental. When guests are not in the vacation rental, they are advised to lock windows and doors and keep personal belongings safe and secure. It is strongly recommended for guests to purchase travel insurance.

Deposits and Payments

Standard Bookings

  • Require a 20% deposit inclusive of all fees and taxes.
  • Deposit must be received by PVRLR within 5 days of booking confirmation.
  • Bookings scheduled 60 days or less prior to check-in require payment in full at time of booking.
  • Payment in full is due 60 days prior to check-in. If payment in full is not received 60 days prior to check-in, the booking is subject to cancellation without refund of deposit or other payments.
  • Pay by Invoice — For bookings scheduled more than 60 days prior to check-in, an invoice will be emailed so that the guest can make a deposit of 20% the total booking amount within 5 days of receiving the invoice. For bookings scheduled 60 days or less prior to check-in, an invoice will be emailed so that the guest can make a payment of the total booking amount within 5 days of receiving the invoice.

Payment Methods

All payment methods listed below are Powered by Stripe. Only those payment methods that support the currency and location of the guest will be shown during the payment process.

  • Online Banking — Bancontact, EPS, giropay, iDEAL
  • Buy Now, Pay Later — Affirm, Afterpay/Clearpay, Klarna
  • Bank Debit — SEPA Direct Debit, Canadian pre-authorized debits

Payment disputes must be made in writing more than 60 days prior to check-in. Bookings are automatically cancelled if the required payment or deposit is not received by PVRLR within 5 business days after booking confirmation. If a booking is cancelled for non-payment, PVRLR cannot guarantee the rate at which the original booking was made. Rates are subject to change. PVRLR reserves the right to cancel any booking without refund if payment policies are not met within the terms and times stated herein. Extensions for payment timelines can be requested in writing and are subject to approval by PVRLR and individual property owners.

Cancellation Policy

PVRLR has a firm cancellation policy for all bookings. PVRLR makes every effort to accomodate guests when a cancellation occurs. However, the policies herein are designed with and approved by individual property owners. Please review the cancellation policies in their entirety. Guests should contact PVRLR with any questions.

Standard Bookings

  • Refund 50% of the deposit if booking is cancelled in writing more than 60 days prior to check-in.
  • No refund if booking is cancelled 60 days or less prior to check-in.
  • Guests are required to provide written notice of cancellation more than 60 days prior to check-in. If this condition is met, 50% of the deposit will be refunded. The remaining 50% of the deposit is non-refundable.

Individual properties may have their own cancellation policies in addition to those of PVRLR. Individual property policies specific to any vacation rental can be found on the PVRLR website.

Property owners receive a portion of the deposit to secure the property for the requested time period. Unfortunately, there is a trend in which renters reserve multiple vacation properties for the same time period. This trend causes unnecessary administrative expenses and results in properties being on hold or unrentable for extended periods of time. Therefore, guests should be certain about the property they wish to reserve and their travel dates before creating a booking. In addition, guests should be certain that they have read the policies herein and those of the individual property they wish to book.

When a booking has been confirmed with PVRLR and the deposit has been received, a full refund is never issued for a cancellation. Additionally, there will be no refunds for cancellations due to natural disasters, acts of God, pandemics, medical conditions, airline cancellations, earthquakes, hurricanes, flooding, weather-related situations, mechanical failures, or any other non-controllable situations such as, but not limited to, construction within the building or local area, unusual noise, or other disturbances.

Travel Insurance

Guests are strongly encouraged to purchase travel insurance. In the event of cancelled flights, border closures, pandemics, outbreaks, or inability to fly, no refunds or credits will be issued. The terms and conditions outlined in the cancellation policy herein apply without exception. Booking change requests made more than 60 days prior to check-in may be granted, subject to rate changes and individual property owner approval.

Please review the details of of the booking confirmation that was emailed to you. By issuing payment, you agree to the terms and conditions of the policies herein.

COVID Policy

There are no exceptions to the policies herein for COVID. In the event you are unable to fly due to COVID, PVRLR is not able to offer date changes or refunds. As always, guests are strongly encouraged to purchase travel insurance.

Date Changes

Guests that find it necessary to change booking dates can make a request for standard bookings more than 60 days prior to check-in. In the event that a booking can be changed, the following restrictions apply:

Standard Bookings

  • Booking can be changed more than 60 days prior to check-in.
  • Subject to availability and rate increases (rate decreases will not be offered).
  • One-time date change is subject to property owner approval.
  • One-time date change fee will apply (contact PVRLR for details).
  • Payment for the total booking amount is required to change dates.
  • If booking is cancelled, all payments are nonrefundable.
  • No additional date changes are permitted and there are no refunds or credits.

Property Changes

In the event that a booking is permitted to transfer from one vacation rental property to another, a 20% administration fee will be deducted from the transferred funds and 80% of the original booking amount or deposit amount will be applied to the new booking. All transfers are non-refundable, non-changeable, and there are no additional alterations or modifications permitted. All transfer requests are subject to the standard booking cancellation policies and timelines noted above.

Check-In and Check-Out

Check-in time is between 3:00 pm and 8:00 pm Puerto Vallarta local time. PVRLR concierge will coordinate property access with guests remotely via Smart Lock (PIN code) or will meet guests at the property prior to check-in. If for some reason a flight is late or customs takes longer than usual, please contact PVRLR concierge.

Check-out time is 11:00 am Puerto Vallarta local time. PVRLR concierge will arrive at the vacation rental property at a prearranged time to inspect the unit, take note of any damages or deficiencies, and to collect keys. To change a prearranged check-out time, please contact PVRLR concierge at least 24 hours in advance.

Early Check-In or Late Check-Out

Early check-in and late check-out requests are subject to availability. While PVRLR tries to accommodate guests, it’s not always possible. To request early check-in or late check-out, please contact PVRLR concierge at least 24 hours in advance. If granted, early check-ins and late check-outs require an additional fee of 500 pesos ($25 USD) paid in cash directly to the PVRLR concierge.

Guest Keys

Guests will be issued 1 key for each person noted on the booking confirmation. Keys must be returned in the same condition as received. Should keys be lost, the cost is $50 USD (1,000 pesos) for each lost, unreturned, or damaged key. If necessary, please have this fee available for the PVRLR concierge at check-out.

Guest Restrictions at Check-in

The number of guests stipulated within the booking confirmation email is the maximum number permitted to stay at the vacation rental. If there are more guests than stated within the booking confirmation email, the additional guests may be denied occupancy. In the event that additional guests are permitted to check-in, an extra charge for each guest is required depending on the individual vacation rental and building rules and regulations.

Maid Service

To provide guests with a clean and safe vacation rental, PVRLR provides housekeeping services prior to check-in and after check-out, and upon request by guests during their stay for an additional fee of 400 pesos ($20 USD).

Guests that wish to have cleaning services performed on a specific day or time should contact PVRLR concierge. Housekeeping services will do their best to accommodate requests, but please keep in mind that they may not be able to accommodate any and all specific requests. PVRLR manages many units in different locations throughout Puerto Vallarta. For best availability, please contact PVRLR concierge prior to check-in. If housekeeping staff are denied access to the vacation rental, they may not be able to return that day to perform cleaning services.

It is customary in Mexico to leave a gratuity for housekeeping staff. A gratuity of 100 to 200 pesos per guest per cleaning is customary, with a minimum gratuity of 200 pesos ($10 USD) per cleaning.
